Eagle Ranch OK but Could be a LOT Better

I am currently a resident at Eagle Ranch and have found them to be an OK organization. In many ways they offer the most ammentites for the lowest price in Albuquerque. Other apartments charge 10-20% more but are generally newer or better maintained.

This is my second round living at ER. When I first moved in ER was owned/managed by a different company. When their management changed it was clear that the goal became "make the most money for the least expense, don't bother with making the residents happy."

For what they charge for an apartment they could be a lot better in the following ways.

1. DO SOMETHING ABOUT THE PIGEONS. There are pigeons everywhere and their leavings (feathers, manure, stink) everywhere. One dead pigeon layed on the sidewalk outside my apartment for several days. When I reported it I was told that that wasn't really a maintenance issue. It did eventually go away but for all I know it rose from the dead and is now a pigeon diety. It is embarassing to have anyone visit.

2. UPGRADE THE APPLIANCES. The appliances are older and although they work they are not very efficient and are showing their age. -- a. My refrigerator constantly leaks and/or has standing water in the bottom. The ice made by the icemaker taste like crap. The word "filter" comes to mind. -- b. My garbage disposal has been clogged several times. ER says that I shouldn't put anything in my disposal that I would not eat. This is an ER policy not a manufactuer caution. Sounds like ER has old and underpowered disposals. -- c. The top of my washer has rust spots.

3. MANAGE THE PARKING. There has been the same car parked in a spot outside of my apartment for over two months. This car has not been moved during that entire time. At one time they required people with reserved parking spaces to has a parking permit posted in their car. I guess it was too much to manage so they have dropped that policy.

4. INDIVIDUAL APARTMENT ALARM SYSTEMS. The battery went out about a month after I moved in and had to be replaced. Mine is unusable because I don't know the password. Establishing a password should have been done when I moved in and ER should have taken the lead on making it happen.

5. I CAN'T HEAR YOU. The people in the apartment above me are constantly watching movies or playing video games at a very loud volume. There are several dogs in the area that bark a good bit of each day.

6. MAINTENANCE. I reported that the countertop in my kitchen had an end broken off. ER's statement was "that should have been repaired by the 'make ready guy'. I wonder how much they will ding me for when I move out and they notice that. Most other maintenance issues that I have reported have been resolved but not this one.

7. GROUNDS MAINTENANCE. I sweep my patio several times each week but definitely on Friday afternoons. Why, because the grounds maintenance crew comes along and with their trusty leaf blower they blow leaves and other trash onto my patio. The breezeways between the apartments are never cleaned adequately, pigeon stuff, flyers from solicitations, and other trash sometimes take more that an blow-job to remove.

There are more ways that my Eagle Ranch experience could be better but I am getting upset so I will quit for now.

I remember a black truck parked outside in the same spot for months. It never moved. Fortunately it was not very close to my apartment but I had to laugh every day driving back in because it was always there. "Rck and roll!"
